Charrette or Charade?

Time Will Tell...

     Wednesday evening, the Kings Park Central School District hosted a special community meeting. The purpose of the gathering was to obtain local input concerning the re-development of the Kings Park Psychiatric Center; prior to next week's scheduled charrette. In attendance was approximately ninety or so community members including representatives from many of our  local organizations and PTAs.
        The meeting commenced with opening remarks from Kings Park Civic Association, President Greg Szurnicki. Mr. Szurnicki along with other local group leaders outlined the positive and negative effects any development would have on our community. Of chief concern was the area's infrastructure and its ability to handle power, sewerage treatment and the additional vehicular traffic. There was also concern over how the creation of a high density "mini city" would impact the already struggling local business community, not to mention the already financially over burdened school district.  
        The bottom line: We as a community have to come with some ideas which will help the developer make a profit on his investment and at the same time give us what we want and need. It sounds pie in the sky but here is our wish list in no particular order:

  1. Make it attractive

  2. Insure we have access to our waterfront

  3. Don't over burden our schools

  4. Don't over burden our roads

  5. Let the project enhance our local Main Street and not compete with it.

  6. Attract service type, back office businesses (IBM or Microsoft type call centers)

  7. Develop senior assisted living and/or housing

  8. Increase our tax revenue

  9. Keep it as green as possible

    If anyone has an idea, be sure to voice it at the charrette meetings (Schedule below). Remember, the developers are investing $7.5 plus other costs  to purchase the property and approximately $40 to 50 million to remediate it.  Some how they are looking to make a profit. If we don't come up with any viable ideas then it will be up to them! Tell your friends and neighbors to attend.

New Group...
Off to a Great Start...

        The Kings Park Neighbor's Association held their inaugural public meeting Thursday evening in the RJO Cafeteria. Starting as a small grass roots organization of local school parents it is their intention to unite the communities Kings Park, San Remo and Fort Salonga as these residents share the same school district and common goals.
       Association President Lori Carragher called the almost two hundred attendees to order and introduced her fellow officers, board members and special guest State Senator John Flanagan. 
       Senator Flanagan reviewed four critical issues which are effecting our area- the State budget and redistribution of state aid  to NYC schools, the proposed LIRR Maintenance Yard, Power Plant, and the Kings Park Psychiatric Center re-development.
         The Senator said he will stand steadfast with his colleagues in blocking any plan which would unjustly redistribute more school aid to NYC, especially since NYC is not willing to "anti-up" themselves by forgoing their proposed $400 property tax rebate and directing those funds to education.  
       Regarding the MTA/LIRR, Senator Flanagan believes the quick fix  to electrify to Kings Park or Smithtown is not in our best interest and the only way to maximize the money we are spending would be to electrify out to the end of the line, Port Jefferson. He sited that the Ronkonoma line is being over utilized and there are over six thousand vehicles vying each day for the four thousand available parking spaces. In conclusion, it was his opinion, the long "ugly" process will inure to our benefit.
          The Senator's stance regarding the placement of a power plant in our area- he is adamantly against further burdening the Huntington/Smithtown corridor with any more environmentally taxing plants. His thoughts are we have enough - i.e. Northport power plant, Ogden-Martin Recycle/Power Plant Center, municipal dumps and landfills and, polluting plants located in other towns immediately bordering us.
     Finally, the re-development of the KPPC. He believes the developer is sincere in wanting to hear what everyone wants and encouraged the community to fully participate in the charrette. Additionally, he said it was his goal to insure the State continue to make tax payments  until the land is fully developed and able to contribute on its own.
     The meeting started to heat when the Senator began field questions from the audience. A good portion of the questions were related to the land remediation and the group's skepticism with relying on the government to protect us. With that, the Senator reinforced his commitment to the community and promised to keep his eyes and ears wide open and protect our mutual interests.

   Planners and developers of the KPPC site are busy at work putting the final touches on their master plan for the former hospital property.  Public meetings to obtain local input are scheduled for May 4 through  May 11, 2004.

Library Update
    Expansion and Development Pending.  Budget passed 864 to 651. The following library trustees were elected- Joseph Vallone (915), Susan O'Shea (910) and Eric Johansson (819). Next regular meeting set for May 18 @ 7pm Main building.

Proposed LIRR Maintenance Center
    Pending environmental impact study which should be completed by December 2004. There are three locations which are being proposed: the KPPC Hospital property where the trains once ran, the area behind St. Catherine's Hospital and the Townline & Old Northport Road area.      

Kings Park Energy PPL Power Plant
  
   Pending.  It does no look like KPE will pursue unless LIPA agrees to contract for the purchase of power produced at the proposed plant.

County Pointe at Kings Park

 Development located west of Indian Head Road and south of Ellen Place and Marvin Drive. 137 Town Houses are currently under construction and now on the market. At this time there is a restriction that only 69 units may be occupied until the traffic light is installed at the Indian Head Road entrance.
